From groundworks to final touches
The Pennywell development marks an exciting project for our team, bringing forward the construction of new Greggs and Starbucks drive-through units in partnership with UK Land Estates. Designed by FaulknerBrowns with engineering support from MG Consulting, the scheme has progressed steadily from initial site works through to the final stages of delivery.
Breaking ground
Work began on site with full strip-out and preparation, laying the groundwork for what would become a fast-moving, well-coordinated build. From the outset, our team remained hands-on, ensuring the site was ready for the next stages while maintaining momentum despite changing conditions.
As groundwork progressed, we prioritised drainage installations alongside the preparation for foundations. With careful planning and coordination, foundations were poured and bolt jigs cast in, creating a solid base for the structures to follow. These early phases played a key role in setting the pace for the rest of the project.
Taking shape
With foundations complete, the project moved into a major milestone as steelwork began. Delivered in partnership with LPW Steelcraft Limited, the steel frame was erected efficiently, marking a visible turning point on site.
As the structure came together, attention shifted to shaping the buildings externally. Cladding works commenced, led by CSS Cladding Limited, transforming the steel framework into recognisable forms. At the same time, our team continued to manage essential supporting works, including drainage, utilities, and wider site coordination.
This phase required close collaboration between all parties. This means that each element aligned while maintaining progress across multiple areas of the site.
Building momentum
As the structures took shape, works across the site continued at pace. Concrete floors advanced steadily, while utilities installation supported the infrastructure required for both units.
External works also gathered momentum, with kerbing and preparation for hard landscaping progressing alongside the main build. Each stage was carefully sequenced to keep the project moving forward without delays, while maintaining a consistent standard across all aspects of the development.
Despite the challenges that come with working on an active construction site, the team maintained a strong on-site presence, adapting to changing requirements and making sure that everything remained aligned.
Closing in on completion
With the building shells complete, focus shifted towards the final external elements. Block paving and permeable paving works were completed, helping to define the layout and functionality of the finished development.
As the project reached its final stages, the site began to reflect its intended purpose, with both Greggs and Starbucks drive-through units fully taking shape. The combination of structural works, external finishes, utilities, and infrastructure brought the scheme together, resulting in a practical, high-quality development ready for occupation and operation.
A collaborative delivery
The Pennywell development was delivered through close collaboration with UK Land Estates and Atelis Ltd, alongside a wider team of trusted partners and specialists. From design through to construction, the shared focus remained on delivering a high-quality, practical development that meets the needs of both brands and their customers.
Looking back post-completion
The completed Pennywell development stands as a strong example of what can be achieved through coordinated planning, effective communication, and collaborative working. From initial site preparation and groundworks through to steel erection, cladding, and external works, every phase was carefully managed to maintain momentum and deliver a successful outcome.
The new Greggs and Starbucks drive-through units now provide a valuable addition to the local area, creating a modern retail destination designed to serve customers for years to come.
