Bringing a brand-new business accommodation to life with plenty of collaboration.
Our work at I70, Queensway North is delivering a high-quality steel-framed commercial unit on Team Valley Trading Estate for UK Land Estates. Designed to provide flexible, modern business accommodation, the development has shown our ability to manage every stage of a commercial construction project, from enabling works and groundworks through to structural steel, building envelope, and internal fit-out.
Building from the ground up
Construction started with extensive site preparation to create a stable platform for the new development. Muck shifting and stoning-up works established the formation level before attention turned to the infrastructure beneath the building.
The foundations of this project were vibro piling, drainage installations, and the construction of a large attenuation system. This meant that the site would be prepared to support both the structure and long-term surface water management. By carefully sequencing these early works, our team maintained strong progress while preparing for the next major milestone.
Bringing the structure to life
With groundwork complete, we could then erect the stell frame in partnership with Philadelphia Structures and DP Plant. This marked the point where the development became clearly visible on site.
As we carried on with construction, Complete Cladding Systems Ltd installed the roof and wall cleading. This steadily created a weather-tight building envelope. Alongside this, SDS Infrastructure completed the attenuation tank installation, which allowed external works to continue while the structural elements advanced.
The coordinated delivery of these packages allowed multiple workstreams to progress at the same time, keeping the programme on schedule and maintaining momentum across the site.
Progress inside and out
As we neared completion with the external structure, the focus shifted towards the internal fit-out. Technic Concrete Floors Ltd poured concrete floor slabs throughout the office and mezzanine areas, creating the foundation for the building’s internal spaces.
RJ Foreman followed this up wit internal wall construction, while electrical installations commenced with ME Electrical. Mechanical and plumbing works progressed alongside the installation of steel stairs and handrails by J&N Steelcraft UK Ltd. The building was moving steadily towards completion.
Externally, our team continued with kerbing, drainage, and Sustainable Drainage System (SuDS) works so that the surrounding infrastructure developed in parallel with the building. The installation of doors, windows, and curtain walling will complete the weather-tight envelope and prepare the unit for its final stages.
Delivering through collaboration
Working alongside UK Land Estates and a trusted network of specialist subcontractors has been central to the success of the project. Careful planning, clear communication, and effective coordination have allowed multiple trades to work efficiently while maintaining quality and programme throughout each phase.
As construction continues, I70, Queensway North is taking shape as a modern commercial development that will provide flexible, high-quality space for businesses, showing our ability to deliver complex commercial projects from the ground up.
