Our work at Eldon Square has played a key role in reshaping one of the North East’s most recognisable retail destinations.
Spanning major structural works, new retail space, and an ambitious rooftop entertainment venue, this multi-phase project highlights our ability to deliver complex schemes within a live city-centre environment.
Delivering for Next
As part of the wider redevelopment, we completed extensive shell and core works to support the creation of 33,694 sq. ft of new retail space for Next. This phase included structural alterations and landlord works, forming the foundation for a modern, high-quality retail environment within the centre.
Working within an operational shopping destination required careful planning and coordination. Our team maintained a consistent presence on site, ensuring works progressed efficiently while minimising disruption to surrounding tenants and visitors. This phase set the tone for the wider programme, demonstrating a practical, considered approach to delivering within a busy commercial setting.
Freight Island at Eldon Square
Building on this, attention turned to the transformation of the former Debenhams rooftop into a 60,000 sq. ft indoor-outdoor venue. Designed to bring together street food, live music, and immersive entertainment, the Freight Island development represents a major addition to Newcastle’s leisure offering.
From the outset, this phase presented both scale and complexity. Working at height within an existing structure required close coordination, detailed planning, and a strong focus on safety. Despite these challenges, progress has remained steady, with each stage carefully managed to keep the project moving forward.
Reaching new heights
One of the most significant milestones came with the installation of rooftop steelwork, including the distinctive ‘music box’ structure. Delivered in partnership with J&N Steelcraft UK Ltd, this phase saw the framework of the venue begin to take shape, marking a visible transformation of the space.
Alongside this, steelwork for the atria lift shaft progressed, helping to define access and movement throughout the development. These structural elements have been central to turning the concept into a tangible, functional environment.
Crafting the experience
As the structure advanced, focus shifted to the internal build. Partitions began to take shape with the support of Interplan, while first fix mechanical and electrical installations progressed with Integrated Electrical and Mechanical.
At the same time, the installation of the raised access floor introduced another layer of complexity. Metal decking was fixed in place, with sleeper walls and acoustic pads carefully installed to support both performance and comfort across the venue.
Further progress saw the acoustic floor completed and the sub-floor fully poured, creating a solid base for the next stages. With blockwork finished, the project moved forward to the installation of void formers and screed, continuing the steady progression towards completion.

Delivering a project of this scale within a city-centre retail environment requires a considered and flexible approach. Throughout each phase, our team has worked closely with partners and stakeholders to maintain progress while managing the challenges of access, logistics, and coordination.
By maintaining clear communication and a strong on-site presence, we’ve made sure that each stage connects seamlessly with the next, keeping the development aligned with its wider vision.
Looking ahead
With works progressing towards the final stages, the Freight Island development is set to open in autumn 2025, bringing a new dimension to Eldon Square. Combined with the completed retail works, the project represents a significant step forward in the evolution of the centre.
