Alongside the redevelopment of the former XSite, we delivered large-scale over-clad roofing works across Braehead Retail Park as Principal Contractor.
Working within a live retail environment always requires careful planning and close coordination. And planning ahead in this project allowed us to carry out essential improvements while keeping disruption to absolute minimum.
Working above the shops
Replacing roofing across an operational retail park brings its own challenges. Access, safety, deliveries, and sequencing all need to be carefully managed so that businesses can continue trading while construction progresses overhead.
Working closely with our friends at Workman LLP, Ryder Architecture, Goodson Associates, and Zenit Construction Ltd, we coordinated every stage of the programme to keep works moving efficiently across the site.
Building a better roof
The project then progressed through the main sheeting phase, with roof sheets rolled and craned directly into position before installation across each designated area. Alongside the new roofing, waterproofing, gutter installation, and cladding works continued in parallel. This created a durable building envelope designed to extend the life of the retail park for years to come.
By carefully sequencing each activity, we were able to maintain steady progress while managing the practical challenges that come with working above occupied commercial units.
Keeping momentum going
Delivering works of this scale relies on collaboration between every contractor involved. Maintaining regular communication and a strong site presence allowed multiple workstreams to progress together while adapting to the changing needs of the project.
As Principal Contractor, we continued to oversee every phase, helping keep the programme on track while maintaining the quality expected by both the client and wider project team.
A co-ordinated approach
This project brought together a wide range of disciplines, from specialist decommissioning through to structural works, fit-out, and large-scale roofing. Managing these elements effectively required clear communication, careful planning, and a strong on-site presence throughout.
By working closely with our supply chain partners and consultants, we were able to keep progress steady while adapting to the evolving needs of the development.
Looking ahead
With roofing works continuing across the retail park, the project is steadily progressing towards completion. Now that the project is finished, the improvements provide a more resilient, future-ready building that supports the long-term success of one of Scotland’s busiest retail destinations.
