Our work at Braehead Retail Park and the former XSite in Glasgow represents a complex, multi-phase transformation.
From the decommissioning of the indoor ski slope to ongoing redevelopment and roofing works, the project highlights our ability to adapt, coordinate, and deliver at scale.
Decommissioning the indoor slope
The project began with the careful decommissioning of the former indoor ski slope. This was a significant undertaking in its own right. This included the controlled melting and removal of approximately 13,500m³ of ice. This required a considered and methodical approach to ensure the process was carried out safely and efficiently.
Once complete, the space was fully stripped out, creating a clear foundation for redevelopment. This phase demanded detailed planning and coordination, setting the tone for the works that followed. It also marked a key milestone in preparing the site for its next use.
Building from the ground up
With decommissioning complete, attention turned to enabling works and early-stage construction. Piling operations commenced in partnership with Roger Bullivant Limited. Meanwhile, our team progressed with excavations, pile cropping, and the installation of reinforcement alongside Reilly Reinforcements.
Ground beams followed, supported by precise formwork using Pecafil systems, helping to establish the structural base for the development. Across the site, boarding and blockwork began to take shape, signalling a clear shift from strip-out to construction.
This phase required careful sequencing, with multiple activities running in parallel to maintain progress and keep the programme on track.
Shaping the internal space
As the structure developed, works moved into the next phase of internal fit-out. A gas membrane was successfully installed, forming a critical part of the build, while slab preparation progressed in partnership with Technic Concrete Floors Ltd.
At the same time, wall boarding, fire protection, and door installations advanced across the site, with Interplan Panel Systems and ARC Fire Safety & Security Ltd playing key roles in shaping the internal environment. Electrical works also continued to develop, ensuring the space was ready to support its future use.
Throughout this stage, our focus remained on coordination, bringing together multiple trades and making sure that each element aligned as the project evolved.
Transforming the wider site
Alongside the redevelopment of the former XSite, we have also been delivering full over-clad roofing works at Braehead Retail Park as Principal Contractor. This phase has introduced another layer of complexity, requiring careful management of access, logistics, and sequencing across a live retail environment.
Works have progressed into the main sheeting phase, with roof sheets rolled and craned into position across designated areas. Waterproofing, gutter installation, and cladding have been carried out in tandem, ensuring the building envelope is both robust and future-ready.
Collaboration with partners including Workman LLP, Ryder Architecture, Goodson Associates, and Zenit Construction Ltd has been central to maintaining momentum and delivering a consistent standard across all aspects of the project.
A co-ordinated approach
This project has brought together a wide range of disciplines, from specialist decommissioning through to structural works, fit-out, and large-scale roofing. Managing these elements effectively has required clear communication, careful planning, and a strong on-site presence throughout.
By working closely with our supply chain partners and consultants, we’ve been able to keep progress steady while adapting to the evolving needs of the development.
Looking ahead
With works continuing across both the XSite redevelopment and Braehead Retail Park, the project is steadily moving towards its next phase. Each stage is contributing to the long-term vision for the site, transforming it into a modern, flexible destination ready for future use.
